What services does North State Financial provide?

We offer full-service property management including tenant screening, rent collection, maintenance coordination, lease enforcement, and financial reporting, for residential properties.

How much do you charge for property management?

Our management fee is a percentage of the gross monthly rent collected. We also charge a small leasing fee when we place a new tenant. Unlike many property management companies,  we do not charge a full up front fee of the monthly rent.  This is because we want to minimize the monthly expense to our landlord owners and operate for the long term for our clients. How do you screen tenants?

We conduct a thorough screening process with third party screening platforms that utilize AI assisted fraud detection,  as well as human interface for underwriting reviews.  This screening  includes positive ID verification, paystub and bank account verification, credit checks, criminal background checks, eviction history, employment verification, and rental history. We follow all Fair Housing laws throughout the process.

How long does it take to find a tenant?

Average vacancy time depends on the property, price point, and market conditions. We market your property on major rental platforms and typically source tenant applicants very quickly.

Question 5

How do I get paid each month?

Accepted Answer

Owner disbursements are sent via direct deposit (ACH) each month after rent is collected and expenses are processed. You will also receive a monthly owner statement through the AppFolio owner portal.

Do you handle maintenance and repairs?

Accepted Answer

Yes. We coordinate all maintenance requests through our 24/7 maintenance line and AppFolio Tenant Portal. We work with vendors and handle everything from routine repairs to emergency situations, keeping you informed throughout.

Question 7

Can I use my own vendors for repairs?

Accepted Answer

In some cases, yes. We are happy to work with vendors you prefer, provided they are licensed, insured, and meet our quality standards. Please discuss this with your property manager.

Question 8

What happens if a tenant doesn't pay rent?

We follow a strict rent collection policy. If rent is not received by the due date, we issue a Pay or Quit notice promptly following all local, state, and federal laws.  We keep you informed at every step.  We attempt to mimimize any delinquencies and work with the tenant as well as our owners.   Our owners find that through our thorough screening process and qualification criteria, we almost eliminate any delinquencies with your tenants.    But if necessary,  we will work with our owners to refer for eviction through unlawful detainer actions.

How do I submit a maintenance request?

Log in to your resident portal through AppFolio and submit a maintenance request with a description and photos if possible. For emergencies such as fire or gas leaks, call 911 immediately.    Non emergency maintenance requests must be submitted online in the AppFolio tenant portal.   Our team will contact you often within an hour,  or at least usually the next business day.

How do I pay rent?

Rent can be paid online through the AppFolio resident portal using a bank account (ACH) or credit/debit card. We encourage setting up autopay to avoid late fees.   You may also make a payment directly to our bank account at Wells Fargo. You can also mail us a payment to our mailing address.   See your tenant packet for payment info for Wells Fargo and for Mailing Payments.   We do not accept cash payments at all.

When is rent due and what are the late fees?

Rent is due on the 1st of each month. A late fee of 5% of any unpaid rent is applied to your account if rent is not recieved by our office on the 2nd of each month.  There are no exceptions to this late fee.   Please ensure you pay rent on time or early.   If you are mailing rent payments ensure you mail at least a week before your due date.

How do I give notice to vacate?

Written notice must be submitted per the terms of your lease.   You may provide written notice by Mail, Email, or in the AppFolio Tenant Portal.   You must provide at least 30 days notice.

Question 13

Can I have a pet?

Accepted Answer

Pet policies vary by property and are set by the property owner. If pets are permitted, a pet deposit and/or monthly pet fee may apply. Please check your lease or contact us before bringing a pet onto the property.

Question 14

What do I do in a maintenance emergency?

Accepted Answer

For life-threatening emergencies, call 911 first. For urgent property emergencies such as a burst pipe, no heat, or electrical hazard, call us immediately.

Question 15

How do I get my security deposit back?

After you vacate, we conduct a move-out inspection. Your deposit will be returned, less any deductions for damages beyond normal wear and tear, within the timeframe required by California law (21 days). An itemized statement will be provided.

Can I add someone to my lease?

Accepted Answer

Any new occupant must be approved by management and added to the lease through a formal application and screening process. Unauthorized occupants are a lease violation. Please contact us before anyone new moves in.
